Colliers International says, a significant introduction of new Triple-A office space within Saskatoon’s Central Business District, coupled with relatively flat demand, has resulted in a vacancy rate increase to 15.1 per cent. Within the city’s suburban office sector, the vacancy rate has increased to 11.23 per cent; and the Greater Saskatoon area rate sits at 13.27 per cent. Colliers Managing Director in Saskatchewan, Richard Jankowski calls it, an effect of the building boom of premium office product. The increased supply has resulted in a softening of year-over-year asking rental rates. Average rates within the CBD are at $19.94 per square foot and, in the suburban area, the average is $18.35. Colliers is anticipating a further softening as the year progresses.
