The Saskatchewan Association of Realtors says the Saskatoon residential housing market finished off on a positive note with yet another strong month of sales in December. In Saskatoon there were 203 sales in 2019, up 24.5 per cent from 2018. Sales volume also increased by 8.3 per cent from $55.2 million dollars in 2018 to $67.8 million in 2019. And that was despite a slight decrease in the average home price. The average home price dropped 1.4 per cent to $333,857.
The amount of homes available in the city dropped 2.9 per cent which the SRA says indicates the market slightly favoured those selling a home. Active listing are also dropping and in 2019 was down 5.5 per cent year over year while its 4.6 per cent fewer than the five year average.
The area around Saskatoon, which includes Warman, Martensville and Dalmeny saw a jump in listings which were up 37.4 per cent and the SRA says it suggests a trend in the surrounding region toward a buyer’s market.
Total sales volume for 2019 in the City of Saskatoon saw a 7.8 per cent increases at $1.2 billion. But for the region outside of Saskatoon they experienced, in 2019, a 7.5 percent dip in total sales volume to $280 million.
